Home Design & Customization

Can I bring my own architectural plans, or do I have to use Timbercrest’s designs?

Yes, you’re welcome to bring your own architectural plans. We can also help bring your vision to life using our in-house team and design expertise.

How much can I customize the floor plan before it affects pricing or the project timeline?

You can make as many changes as you’d like prior to finalizing your selections. However, changes made after materials are ordered may result in delays and additional costs. If your project includes allowances, adjustments may impact the overall pricing.

Do you offer in-house design services, or should I hire an outside designer?

We offer full in-house design services. Our dedicated designer will guide you through each step of the design process to ensure your home reflects your style and needs.

Are there limitations on the exterior materials or architectural styles you work with?

We primarily work with trusted brands and materials we’ve vetted for quality and performance. While we’re flexible on style, there may be some limitations based on our preferred products and construction standards.

Pricing & Budget

What’s included in the base price of your homes?

Our base price includes everything needed to reach a Certificate of Occupancy (COO), including lot clearing, site preparation, and standard structural components. We account for typical site conditions such as soft digging and provide allowances to handle site-specific variables. A contingency is often included to cover unexpected expenses—if unused, it’s applied back to your project.

How are upgrades priced, and when do I select them?

Upgrades are introduced and priced during the structured selection process. We guide you through each phase with clear timelines so you can make informed choices at the right stages of the build.

Can you help me stay within a specific budget range?

Absolutely. We work closely with you from the start to tailor design choices and selections that align with your budget while maintaining quality and style.

Do you offer fixed-price contracts or cost-plus pricing?

Our contracts are based on fixed pricing at the time of ordering. This provides clarity and helps minimize surprises during construction.

Construction Process

How long does it take to build a Timbercrest home from start to finish?

The full process typically takes about 12 months from contract to completion. This timeline accounts for permitting, weather conditions, and other potential delays.

What is your process for handling weather delays or material shortages?

We prioritize the quality and integrity of your home above rushing the timeline. While some delays are beyond our control, we plan selections early and build in flexibility to adjust as needed. Our allowance structure also gives room to pivot without compromising your vision.

Can I visit the construction site during the build?

Absolutely. We encourage you to visit the site at any time. Your involvement and input are always welcome during the building process.

Land & Location

Do I need to already own land to work with Timbercrest?

No, you don’t. We recently acquired RE/MAX of Lake Wallenpaupack, allowing us to offer in-house real estate services to help you find the perfect property.

Can you help evaluate or find a buildable lot?

Yes. We offer site analysis services to assess potential lots and ensure they’re suitable for building.

Are there any site conditions that would prevent you from building (e.g., steep slopes, remote access, etc.)?

We can build on almost any lot as long as it’s deemed buildable. However, issues such as excessive wetness or a failed percolation (perk) test can prevent construction. We’ll help evaluate these conditions before moving forward.

Permits & Regulations

Do you handle all local zoning, building permits, and inspections?

Yes. We act as your agent and take care of all permitting and inspections. Any permitting costs are passed through directly, with no markup.

Will I need special permits for septic, wells, or private roads?

Yes, and we can help facilitate the process. These systems typically require additional permits and testing.

Utilities & Systems

Are energy-efficient options included or available (solar, high-efficiency HVAC, etc.)?

While we do not currently offer solar installations, we do provide a range of energy-efficient upgrades, including high-efficiency HVAC systems.

What smart home features do you offer, if any?

We offer low-voltage customizations such as integrated speaker systems, security, and automation. These are not included in the base contract but can be added during the design phase.

Who chooses and installs utilities like water, septic, electric, and gas?

You select your preferred utility services, and we can provide recommendations based on your location and needs.

Change Orders & Flexibility

What happens if I want to make a change during the build?

Any changes outside the original contract require a formal change order signed by both the homeowner and the contractor.

Are there fees or delays for mid-project changes?

There are no administrative fees for change orders, but the total cost of the change will be added to your project. Please note: If a customer delay holds up production (e.g., due to indecision), a daily charge will be applied.

Warranty & Support

What kind of warranty do you offer post-construction?

We provide a 1-year workmanship warranty. Product-specific warranties are passed directly to the homeowner. In addition, we enroll each home in a 12-year state structural warranty for added peace of mind.

Customer Experience

Can you provide references or access to tour previous builds?

Yes. We can schedule tours of completed homes and provide references upon request.

Do you have a model home or showroom I can visit?

We do not have a model home, but we do offer a full design studio where you can view materials, finishes, and design options.

How do you communicate progress during the build?

We maintain consistent communication through weekly updates, including photos, phone calls, and emails to keep you informed every step of the way.
